Small Scale Map Amendment: This is a request to change the Future Land Use Map (FLUM) designation for approximately 3.96 acres for parcels located at the southeast corner of the intersection of Tennessee Street and Dewey Street from University Transition (UT) to Central Core (CC).
The University Transition FLUM designation allows for a mix of uses, including smaller scale retail and commercial uses, entertainment commercial uses, offices, and residential housing up to 150 dwelling units per acre.
The proposed Central Core land use category is intended to promote a mix of uses and higher densities and intensities with quality development, emphasizing pedestrian, bike, and transit modes of transportation. Residential development is permitted up to 10 dwelling units per acre in the requested FLUM designation.
A concurrent rezoning application is being processed with this proposed amendment to implement the future land use map (FLUM) change, if approved. For the four parcels owned by the applicant and located nearest Dewey St., an Urban Planned Unit Development (U-PUD) is being proposed by the applicant [parcels 2135500576870, 2136500576830, 2136500576825, and 2136500576820]. The applicant will be required to meet the submittal requirements of the Tallahassee Land Development Code and Urban Review requirements.
The four additional parcels in the expansion area are being proposed as a rezoning from University Transition (UT) to Central Core (CC) [parcels 2136500576815, 2136500576810, 2136500576796, 2136500576795]. The current UT zoning allows up to 50 units per acre. The proposed CC zoning allows for a maximum of 150 units per acre.

Comprehensive Plan Amendment Meeting Descriptions
The Comprehensive Plan amendment process includes a series of meetings. Descriptions of these meetings are below.
Public Open House - This open house occurs soon after the application deadline. The primary purpose of this meeting is to inform the public of the applications received and provide an opportunity for preliminary comments.
Local Planning Agency Public Hearing - This is a statutorily required public hearing with the Local Planning Agency. At this hearing, the LPA receives TLCPD staff recommendations on each of the proposed amendments and moves their own recommendations for the Joint City-County Commission. Each interested citizen has up to three minutes to speak.
City Adoption Public Hearing - This is a statutorily mandated public hearing with the City Commission. The Commission reviews comments received from State agencies regarding each of the proposed amendments and votes on whether to adopt the proposed amendments. Each interested citizen has up to three minutes to speak.
